Mason showed up on time, made me feel at ease and answered all my questions. He used drop cloths and booties to keep my house clean. I enjoyed when he showed me before and after photos with random items found inside the vent ducts, like crayons, dog food and hair, and a random assortment of nails and building material debris. He did a good job cleaning around the vents when he was done, and didn't leave a mess behind for me to clean up. Kudos!

I recently purchased and moved into a 20-year old home. Shortly after having my wood floors refinished, our furnace blower motor failed and our furnace filter kept clogging with CLUMPS of pet fur and dust. The HVAC technician recommended duct cleaning. I've always been skeptical of duct cleaning, but I've also never seen the type of fur and dust build up in an air filter that I found in this new house. After spending far too much money on HVAC repairs, I decided to hire a duct cleaning company hoping to avoid recurring problems with my HVAC system. The technicians were courteous and professional. They explained clearly what they were doing and carefully moved (and replaced) furniture to access the ducts and returns for cleaning. Along the way they gladly shared photos of the ducts before and after their cleaning. The ultimate proof of the efficacy of the cleaning will be in a couple months, when I can see if the new air filter looks less like a wet dog and more like a normal air filter. I attached a photo of a brand new MERV 5 filter after 30 days in my system before I had ductworks clean my system. I've never seen an air filter this dirty and hope never to see one like this again.

Recent Highlands Ranch HVAC Cleaning Projects

Our technicians understand the specific challenges presented by Highlands Ranch’s expansive home layouts and commercial corridors. Here are a few examples of our recent source-removal work in the area.

Basement Finish Cleanup: Westridge Home

Westridge • Residential

The Challenge: A home in the Westridge neighborhood recently underwent an extensive basement finishing project to add a media room and guest suite. During the drywall and sanding phases, heavy construction dust was pulled into the home’s return vents. This buildup severely restricted airflow and caused a constant layer of fine white powder to settle on furniture across the upper levels.

The Solution: We utilized our specialized point-of-contact, closed-loop cleaning method to safely clean the home’s multi-zone ventilation system. Our technicians used a power-driven rotary brush to scrape the interior walls of the ducts while a HEPA-filtered vacuum removed the loosened drywall dust and construction debris at the point of contact. This process allowed us to remove heavy buildup from the ductwork, including the main trunk lines where much of the debris settles. Once cleaned, the system was given a fresh start, helping prevent construction dust from re-entering the home or collecting on critical furnace components.

HVAC System Cleaning: Surgery Suite Construction Project

Lucent Blvd Corridor • Commercial

The Challenge: A new surgery suite construction project at UCHealth Highlands Ranch required cleaning five HVAC systems serving critical healthcare spaces, including OR and ICU rooms. As part of the new construction process, the systems needed to meet strict cleanliness standards and pass inspection by an industrial hygienist before commissioning. Close coordination with the owner and general contractor was essential to maintain the construction schedule and meet turnover deadlines for the hospital.

The Solution: Our team comprehensively cleaned the HVAC systems serving the new surgical and critical care areas, including the supply and return ductwork, vents, and associated units. Using specialized agitation tools to carefully dislodge embedded construction debris, we loosened accumulated material throughout the systems. A HEPA-filtered vacuum system was then utilized to capture and remove contaminants, ensuring the systems met project cleanliness requirements. By coordinating closely with the owner, general contractor, and project teams, we successfully met inspection standards and critical deadlines required to turn over the areas for hospital occupancy and commissioning.

Professional Standards • NADCA Certified

NADCA-Certified Air Duct Cleaning for Highlands Ranch Homes & Businesses

Ductworks, Inc. is certified through the National Air Duct Cleaners Association (NADCA), the organization that sets the industry standard for HVAC system cleaning. In a premier master-planned community like Highlands Ranch, choosing a certified contractor protects you from “blow-and-go” scams and ensures that accumulated particulate is completely removed from your system, rather than just dispersed into the air.

For your Highlands Ranch property, this guarantees a comprehensive approach. We clean the supply and return ductwork, trunk lines, blower, and accessible components using the specific tools and negative pressure methods required to do the job correctly, regardless of whether you live in an original 1980s build or manage a modern commercial facility on Lucent Boulevard.

Training: Technicians are trained to meet NADCA’s ACR standard for HVAC system cleanliness, which outlines the precise mechanical procedures needed to achieve a verifiable state of clean.

Proof of insurance and proper coverage: We maintain strict liability and workers’ compensation insurance, ensuring our technicians are fully covered while operating heavy equipment inside your Highlands Ranch home or building.

Documented, process-driven cleaning: We do not rely on guesswork. We use proper access methods, aggressive mechanical agitation, and HEPA filtration at the point of contact to extract debris safely and effectively.

Highlands Ranch Air Duct Cleaning Questions

Frequently Asked Questions About Air Duct Cleaning in Highlands Ranch

Will you need to cut access into my air ducts for cleaning?

In all homes, access openings are created in the supply and return trunk lines so the ductwork can be cleaned properly. These trunk lines are where much of the heavier debris collects within the air duct system. After the cleaning is complete, the openings are sealed with semi-permanent access plates designed to remain airtight for the life of the system. If future air duct cleaning is needed, those plates can be reopened and properly resealed.

I am replacing my furnace in Highlands Ranch. Should I clean the ducts before or after the new system is installed?

It is usually best to clean the air ducts before the new furnace begins regular operation. Newer furnaces often move air more efficiently, which means they can draw more air through the return side and deliver more air through the supply side. Cleaning first helps prevent old debris from being pulled into the new equipment or disrupted and blown back into the home.

We manage a multi-tenant medical building near UCHealth on Lucent Blvd. How do you handle duct cleaning without shutting down clinics during the week?

For multi-tenant medical buildings, a NADCA-certified Commercial Operations Manager will help coordinate the project around clinic schedules, tenant access, and patient-facing areas. Cleaning can often be completed in phases, commonly during evening hours, to reduce disruption during normal business operations. We also use contained cleaning methods and job-specific controls to prevent dust and debris from migrating into occupied spaces while the ventilation system is being cleaned.

We are finally finishing the basement in our Southridge home. When is the exact right time to have the ducts cleaned?

The best time to schedule air duct cleaning is after all dust-producing construction is complete. Drywall sanding, cutting, flooring, and trim work can create fine debris that may be drawn into return vents and settle inside the ductwork. If painting is still being completed, kindly ask the painters not to caulk the vent registers to the walls or floors. While it may look nice cosmetically, it prevents the registers from being removed for proper cleaning and future maintenance.

I live near open space or trails in Highlands Ranch. Can that affect my air ducts?

Yes. Homes near open space, trails, and wind-prone areas may bring in more fine dirt, pollen, and outdoor particulate. Once that material enters the home, it can be drawn into return air vents and settle inside the ductwork over time. If you are seeing debris buildup on your furnace filter or inside the furnace cabinet, it may be time to have the ventilation system professionally cleaned.

I reviewed my proposal for my Highlands Ranch commercial building and am ready to move forward. How do I schedule the air duct cleaning?

Once the approved proposal is returned, a NADCA certified Commercial Operations Manager will guide the project through scheduling, coordination, and completion. They will help review access needs, work areas, tenant considerations, and any building-specific logistics so the project can move forward smoothly.
